El artículo examina los procesos de gentrificación y turistificación en el barrio de El Carme, situado en el centro histórico de Valencia, durante el período 1991-2021. Mediante una metodología mixta que incluye análisis de datos cuantitativos secundarios, revisión documental y entrevistas semiestructuradas, la investigación explora las causas y efectos del avance de estos fenómenos en el barrio y la ciudad, identificando cómo interactúan y confrontan para alumbrar un territorio crecientemente polarizado y desigual. En este contexto, el estudio señala la tendencia del centro histórico de Valencia a convertirse en un espacio exclusivo y excluyente que limita el acceso a la vivienda y a los recursos urbanos para amplios sectores de la población local. Esta dinámica, presente también en otras ciudades globales del sur de Europa, pone de manifiesto las crecientes dificultades de las políticas públicas para armonizar los intereses económicos de los territorios con el bienestar social de los residentes, y resalta la necesidad de implementar estrategias inclusivas que promuevan una planificación urbana sostenible, capaz de garantizar el derecho a la vivienda y el lugar para todos sus habitantes.
The article examines the processes of gentrification and touristification in the El Carme neighborhood, located in the historic center of Valencia, during the period 1991–2021. Through a mixed-methods approach that includes the analysis of secondary quantitative data, document review, and semi-structured interviews, the research explores the causes and effects of the advancement of these phenomena in the neighborhood and the city, identifying how they interact and come into conflict to shape an increasingly polarized and unequal territory. In this context, the study highlights the trend of the historic center of Valencia becoming an exclusive and exclusionary space that restricts access to housing and urban resources for large segments of the local population. This dynamic, also present in other global cities in Southern Europe, reveals the growing challenges faced by public policies in balancing the economic interests of territories with the social well-being of residents, and underscores the need to implement inclusive strategies that promote sustainable urban planning capable of guaranteeing the right to housing and the right to the place for all its inhabitants.
